JMH Home Buyers is one of the most successful and fast-growing home buying companies in Atlanta. I’m Jeff Dimock, the CEO of JMH Home Buyers. I’m looking for two new Acquisition Specialists to join our home-buying team. This position is responsible for driving revenue into the business by following up on leads, meeting with potential sellers, negotiating agreements, and continued contact to see a transaction to completion and ultimately profitable resale. Responsibilities
- Produce results, not excuses. Do what it takes to achieve and exceed revenue & activity targets.
- Return all inbound phone leads within five minutes. The longer it takes to get back to a seller, the more likely we are to lose them.
- Prequalify sellers over the phone. We expect you to make 50-100 outbound calls per week.
- Build rapport with sellers over the phone and in person prior to contract negotiation. People do business with people they know, like and trust - earn that right with everyone you meet.
- Research comparable property sales to determine the maximum we can pay for a property
- Meet with sellers in person. We expect you to conduct 6-10 appointments per week.
- Negotiate and secure contract to purchase properties
- Network and bring in self-generated leads
- Manage leads within CRM system
- Complete daily tasks within CRM system (mainly follow-up calls)
- Take pictures and videos of properties under contract
- Put lockboxes on vacant properties under contract
- Identify additional properties to target while out on appointments for other properties
- Follow prescribed company processes and contribute to improving them
- Negotiate with buyers and facilitate the resale of acquired properties
Qualifications
- Amazing at building rapport. You need to be able to talk "About Anything to Anyone".
- Sense of Urgency. Quick action is required to secure contracts on properties before the opportunity passes by.
- Independent and self-motivated. You'll set your own schedule and will need to be a fast starter with internal drive to succeed quickly. We'll provide training and guidance, but not micro-management.
- Good listener. The key to building rapport and negotiating well is to listen well. People need to sense that you care and being an active listener is critical to the role.
- Extremely strong phone skills. You'll need to eagerly return phone calls and initiate cold calls. Fear of the phone will hold you back. Must have ability to set appointments and even close deals over the phone.
- Negotiation. You need to acquire properties for as little as possible and often will need to show the seller why they should take much less than they originally wanted. Be comfortable with uncomfortably low offers.
- Problem Solver. Our business is about solving people's problems more than it is about selling something. You should be passionate about sales, but a problem-solver's mindset is crucial.
- Technology savvy. You'll need to have your own computer (laptop preferred), smartphone and Internet connection. You must be comfortable using a variety of web-based software and apps for making calls, gathering comparable sales data, and managing leads.
- Respectful. Our sellers come from all walks of life and often have distressed situations going on. You'll need to show respect to all people and be sensitive to their circumstances.
- Professional. You'll need to be neat and well-groomed in appearance. You will be our first impression on sellers, so you'll need to present a professional appearance to them.
- Tenacious. Closing deals often requires relentless follow-up over long periods of time.
- Teachable. You're open to new ideas and often read and watch videos to find ways to do things better.
Requirements
- College degree
- 1-5 years' experience in a public-facing job which required substantial interaction with the public, such as retail, gym membership sales, in-home product or service sales, and similar positions. Real estate license and experience in the industry is not required.
- Reliable transportation. You'll need to drive anywhere within the Metro Atlanta region.
- Flexible schedule & availability. You'll often need to meet a seller in person at their property at odd hours of the day or on weekends. When calls come in, you'll need to take them live or call them back immediately.
- Personal Office Space. We operate as a virtual team with no dedicated office space. You'll need to have your own space, free of noise and distractions, from which to work other than when in the field or when we meet together.
- Background Check. All candidates are required to pass a background check before being hired.

Compensation
- Commission only: $70,000 to $100,000+. Limited only by your ability to close deals!
